Spacious apartment for renovation in a historic building.
PROPERTY
The presented apartment is distinguished by its unprecedented size and the height of the ceilings – 3.7m.
It is an ideal proposition for those looking for a space that they can adapt to their own needs. The living area, with a south-western exposure, can be enlarged by combining adjacent rooms. We can locate the bedrooms on the courtyard side. The ceilings retain historic stucco.
Renovation of staircases and elevators is planned in the building, and over the next two years, revitalization of the entire building is expected, which will significantly increase the value of the premises from an investment point of view – renovated apartments in the building at number 16 and 12 reach prices of 35tys PLN/m2.
INVESTMENT
The building was constructed in 1911-1912 for the Oppenheim family. Its designer was Leon Slanislaw Drews, making the tenement an example of early modernism in Warsaw.
The tenement impresses with its richly decorated facade, in which one can see elements typical of Art Nouveau and early modernism. The apartments, with beautiful stucco, were originally divided into a representative part for the owners and a part for servants, which emphasized the standard of living of Warsaw’s upper bourgeoisie at the time. The most representative part of the tenement was, of course, at the front, where the luxurious apartments were located and were intended primarily for Aron Oppenheim’s family. The front facade was decorated with humorous bas-reliefs. There is also a small, hidden chapel in the building’s courtyard – an element that adds an additional historical and cultural dimension to the building.
LOCATION
Noakowskiego Street is an excellent location, offering access to numerous restaurants, stores and schools. The proximity of the subway, streetcar and bus lines, provides the certainty of safely invested capital, both for people looking for an apartment and investors looking for property for rent. Situated in one of the most attractive locations of South Downtown vis a vis Warsaw University of Technology, in close proximity to Koszyki Hall, Constitution Square, Saviors Square and Pola Mokotowskie.
